Housing Affordability is now a hot topic in the residential real estate sector. Italy ranks among the top countries in Europe for housing costs impact on income, but the national index shows strong differences depending on the region, province and municipality analyzed. Alberto Pini, Manager of Avalon’s Valuation & Advisory area, will take part in the Quotidiano Immobiliare’s Live to talk about Housing Affordability starting from the data collected in the Report “Historical Analysis and Future Trends in the Italian Context” edited by Avalon’s Research Department. In the analysis, it is highlighted how incomes, interest rates and housing prices have affected the affordability index in the last 10 years: affordability had improved until 2019, but worsened from 2020; according to forecast data, 2023 will follow this trend.
It is therefore necessary to pay attention to the topic in order to address the challenges of the sector in the years to come, especially given its importance: creating a quality accessible housing stock, as required by the EU Urban Agenda, is key to reducing the risk of poverty, improving equality of opportunities, and creating an inclusive and sustainable development.
